The UK Cities Where £40K Makes You Feel Richer Than in London
In Sunderland, a £40K salary goes as far as it would if you earned £70K in London, a July 2026 report finds. A new study by British Business Funding mapped purchasing power across UK cities to reveal where the typical wage buys a much better life.
- A typical £40K salary in Dundee buys the same lifestyle as a £69K London paycheck would.
- Belfast is the most affordable city in Northern Ireland, where workers keep £1,000 pocket money after paying bills each month.
- Day-to-day life in cities like Bradford and Dundee costs almost half what it does in the capital.
The research took a £40K salary (the UK’s median full-time wage) and applied it across British cities to see how far it actually goes. It considered income tax and National Insurance for each location, then removed rent, council tax, groceries, and everyday lifestyle costs. The money left over after all of that shows how much workers in each city actually have to spend freely each month. These figures were then converted into a London-equivalent salary, making it easy to compare how much better or worse off residents are depending on where they live.
Here’s a look at the top 10 UK cities where a £40K salary goes furthest:
| City | Rent /mo (£) | Council tax Band D /yr (£) | Annual living cost (£) | Discretionary /mo (£) | London-equivalent salary (£) | Purchasing power (London=100) |
| Sunderland, England | 600 | 2,050 | 18,358 | 1,163 | 70,071 | 175,2 |
| Dundee, Scotland | 700 | 1,562 | 18,974 | 1,104 | 68,842 | 172,1 |
| Bradford, England | 650 | 2,150 | 19,262 | 1,088 | 68,512 | 171,3 |
| Aberdeen, Scotland | 700 | 1,500 | 19,332 | 1,074 | 68,225 | 170,6 |
| Swansea, Wales | 700 | 1,858 | 19,462 | 1,071 | 68,168 | 170,4 |

- Sunderland
- Monthly rent (1-bed): £600
- Annual living cost: £18.3K
- Discretionary income: £1,163/month
- London-equivalent salary: £70K
- Purchasing power index: 175.2 (London = 100)
A standard UK salary goes the furthest in Sunderland. After tax, rent, bills, and groceries, someone earning £40K here still has £1,160K+ left over every month, more than anywhere else in the country. That spending power is the equivalent of earning £70K in London. That’s because Sunderland also has the lowest rents at just £600 a month, and annual living costs there come to around £18.4K, roughly half what London residents pay.
- Dundee
Dundee takes second place, where a £40K salary is worth the same as £69K would be in London. Rent for a one-bedroom flat here averages just £700 a month, and total annual costs come to under £19K. This leaves local workers with £1,100+ to spend each month freely. Scotland’s income tax rates do mean slightly more expenses for higher earners, but at this salary level, the difference is mostly unnoticeable.
- Bradford
Bradford is the third most affordable city for workers on an average UK wage. At £650 a month for rent, it’s one of the cheapest English cities to live in. With annual living costs also at around £19K, residents here end up with nearly £1.1K in discretionary income each month. To compare with London, someone on a typical £40K salary in Bradford can afford the same lifestyle that would cost £68.5K in the capital.
- Aberdeen
Aberdeen ranks fourth, as a typical £40K salary there goes as far as £68K would in London. The city actually charges one of the lowest council tax rates in the country, at £1.5K a year, which helps pull total living costs down to £19.3K annually. Plus, monthly rents are also cheap (£700), so workers there take home over £1,050 in free spending money after all the bills are paid.
- Swansea
Swansea rounds out the top five as the most affordable Welsh city. On £40K, typical residents there keep £1,070+ every month after covering all costs, with annual outgoings at roughly £19.4K. With living costs so low, locals in Swansea actually buy a lifestyle that would cost as much as £68K in the capital. Plus, that also puts it nearly £7K ahead of Cardiff in London-equivalent terms.
A financial expert from British Business Funding commented on the study:
“Remote work has made this kind of comparison more relevant than it’s ever been. A decade ago, you had to live in London or Manchester to access certain salaries. Now, a lot of people can negotiate a London salary while living in Bradford or Sunderland, and that combination is genuinely life-changing. With this, you’re potentially buying a house years earlier, paying off debt faster, or working fewer years overall before you can stop.”
